My Home 2: Open the program for applications – Detailed guide with 35 questions and answers
The possibility for 20.000 young people, couples and families to acquire a own first home with a subsidized interest rate, is given by the program “My House 2” with a total budget of 2 billion euros, financed 50% through the Recovery and Resilience Fund and 50% by banking institutions.
The program is implemented through the Hellenic Development Bank (EAT), in collaboration with the ministries Social Cohesion and Family, National Economy and Finance and Digital Governance.
The process of submitting applications to the ““My Home 2”” Program started on January 15th and for service, interested parties, apart from bank branches, can contact:
- E-mail: spitimou2@hdb.gr and
- Telephone service at: 211-1058652
The first step is to submit the application to the credit institution of the interested party’s choice, where he presents the required supporting documents. Among the supporting documents is the Certificate of Eligibility issued by gov.gr. Through the special platform on gov.gr that will be available from 15/1, the interested party can log in by entering personal TAXIS codes.
As soon as it enters the system, its details are automatically retrieved. The interested party will receive an application protocol number from the system, with which they will learn the result of the check a few days later. If he is eligible by the system, he prints and presents the certificate to the credit institution. The applicant can also first present the supporting documents to the credit institution and once the Certificate of Eligibility is issued, present it separately.
Caution: The fact that the gov.gr platform registers a person as eligible does not automatically mean that he is also accepted in the program. The final eligibility assessment is carried out by the credit institution.
The credit institution also informs in detail about the documents that must be submitted by the applicant at all stages.
It is important that the property that the applicant finds has an Electronic Property Identity, as along the way it will save valuable time from the technical and legal control that will be followed by the credit institution and, in addition, it will be mandatory listed in the contract of sale.
After the selection of the property by the applicant, the credit institution has a period of thirty (30) days from the presentation of the supporting documents to check the fulfillment of the eligibility criteria of the acquired property.
After the positive response of the ETA, the credit institution must inform the beneficiary of his inclusion in the program. The affiliation approval is valid for ninety (90) days from its notification to the applicant.
During this period, the credit institution carries out a legal and technical inspection of the property. If the check is completed successfully, the beneficiary is informed to proceed to conclude the final purchase contract for the property.
After concluding the definitive purchase contract, the credit institution concludes the Final Recipient Loan Agreement.
The beneficiaries of the “My Home 2” Program are charged with the expenses of legal and technical inspection of the property, as well as the expenses related to the registration of the encumbrance on the acquired property (indicative: expenses for the issuance of the court decision to register a pre-mortgage note on the property, fee for the registration of the mortgage pre-notification, costs for the submission of the application for the issuance of certificates, the summary of the court decision and the issuance of the certificates, costs for the declaration of the pre-notation rights, if a Land Office is operating, costs for the removal of the pre-notation).
